Pre-Construction Phase

Analysis and Schematic Cost Estimates We use existing databases and subcontractor input

Development of preliminary budget and schedule

Budget Check-ins at pre-determined design milestones to keep the design on budget

Value engineering and cost-saving suggestions as construction documents are produced

Development of Guaranteed Maximum Price (GMP) Budget Competetive bids are solicited from our established list of subcontractors and suppliers. Results are tabulated and presented to our clients.

Construction Phase

Issuing Subcontracts & Procuring Materials 

Development of Site Safety & Logistics Plan utilizing our staff's vast project experience

Coordination of Existing Conditions & Permitting Requirements

Monitoring & Coordination of Subcontractor Activities Team members are updated during periodic project meetings

Submittal of Shop Drawings & Product Data for Approval

Monthly Billing is approved by the architect and allows team members to review budget status

Creation of Close-out Documents including as-built drawings, operation & maintenance manuals, and owner training
